Millbank House

With a one acre plot of breath taking countryside in Aberdeenshire, Leanne and James Duncan had a very simple brief when they approached Cairnrowan Custom Homes - a stylish, bespoke, energy efficient house.

After reviewing the initial architect designs, Cairnrowan suggested they go to a more innovative, modern and rural sympathetic architect, Annie Kenyon Architects.
A contemporary timber frame house grew to life in only 13 weeks, giving the Duncans a;
This project was completed within time (allowing the customers to move in two weeks before their wedding) and budget and exceeded the customers’ expectations in terms energy efficiency and airtightness. By using a structural engineered system Cairnrowan were able to erect the timber frame to a wind and water tight stage within 5 days. This is advantageous when working in areas such as Scotland when weather conditions are a huge contributing factor to lost program time in a build project.
This home has been designed to not only maximise the breath-taking countryside views from within, but to become a feature of the landscape in which it sits. It has been designed to be built using a range of sustainable and natural materials. These include Siberian Larch rain screen cladding with a 10mm shadow gap for maximum visual effect, varying height dry stone walls from local sources, and a seamless thin coat silicone based pale grey render. The natural slate roof, large picture windows, slate window sills, galvanised guttering and downpipes, and rain chains further complement the exterior design. Energy efficiency elements such as the solar PV, Mechanical Ventilation and Heat Recovery System (MVHR) and air source heat pumps have been incorporated in a discreet manner in the design and not visible on the main aspects of the house.
“Gregor Davidson, Managing Director of Cairnrowan Custom Homes came with a great portfolio of builds and importantly experience in Scotframe Timber Engineering Ltd.’s Val-U-Therm PLUS construction. We had not heard of ‘Scotframe’ before but after speaking to Gregor it became clear that Scotframe would enable us to achieve the thermal efficiency we wanted without having to compromise design. He was knowledgeable and passionate about building thermally efficient homes and assured he would achieve an A rated house. We still find it hard to believe that we have such a stunning architecturally designed house with superior thermal qualities that took less than 4 months to build. None of this would have been possible without the close collaboration between Scotframe and Gregor. Ultimately, he transformed what could have been an overwhelming and daunting process into an exciting and stress-free adventure. His costings were accurate, he kept to timelines, he pays incredible attention to detail, and has a hard-working, skilled and dedicated team.”
